STRATEGIES

Our investment strategy follows a value investing approach targeting real estate assets – in particular complex ones – that have value increase potential. Thanks to an active management approach, we are able to unlock, maximize and/or re-establish the market value of such assets.

Our investment portfolio follows two main Pillars: Value Management and Special Situations Management.

Value Management

Pursuing value creation and management strategies, at Med Capital we build and manage investment vehicles that invest, either directly or through other vehicles created ad-hoc, in real estate assets that have value increase potential. We are able to unlock, maximize and/or re-establish market value by actively managing such assets, i.e. by either developing new real estate projects and/or renovating them or even repositioning existing ones. All our vehicles are regulated by the Spanish Securities and Exchange Commission (CNMV).

Special Situations Management

By implementing value management strategies to special situations, at Med Capital we build and manage investment vehicles to execute “event driven” investment strategies on real estate assets that, for different reasons, are offered below market value. Thanks to our active management approach, we aim at re-establishing their market value. All our vehicles are regulated by the Spanish Securities and Exchange Commission (CNMV).

Venture Capital

Our aim is to be the Spanish’s largest Proptech Venture Capital firm investing in technology companies transforming the real estate industry.
We want to transform real estate into a more digital, efficient, sustainable and accessible asset class by applying innovative technologies and business models. We are born in Barcelona but with a global scope.
Our vision is to improve quality of life, accelerate sustainable living, and contribute to the decarbonization of the largest asset class in the world.

Spanish Residential Real Estate.

Type of Investment

Non Performing Loans (NPLs), Offices, Residential Buildings and Land. Opportunistically we can also consider other types of Investment.

Investment period

Our vehicles tend to have an investment period of [5] years whereas investments tend to last [6 to 48m] depending on the type of investment.

Target IRR >15%.
